Located in the Davies Industrial East business park of Edmonton, this 7.66 acre
site is situated on the south side of 72 A Avenue just east of 67 Street.
Imperial completed its long term lease agreement with PowerComm and has begun
construction on a new 52,855 square foot specialty building comprised of 15,355
sq. ft. of office and 37,500 sq. ft. of warehouse.
Once complete, the building will feature a two storey curtain wall finish with
the balance of the exterior walls of split face concrete block and acrylic stucco. It will be

barrier free and all areas are wheelchair accessible. The
interior features include two full floors of office, elevator, state of the art
lighting and a fire suppression system. Attached to the 2nd floor office is a
2,500 sq. ft. mezzanine that extends into the warehouse area. The warehouse
will feature extensive crane ways and will lead into a 4 acre fenced and
compacted compound that will accommodate the storage of more than 35,000
customer valves. The building is expected to be completed and occupied by June
2008.

Meet the Tenant:
PowerComm Inc. is an Edmonton based company that provides electrical and
instrumentation (E&I) construction, E&I maintenance, valve service, and
manufactures electrical equipment. PowerComm provides its services and sells
its products through 13 offices located in Alberta as well as joint ventures in
Saskatchewan. The company?s key markets include the oil and gas industry,
utility/power corporations, mining, agriculture, food processing and forestry.
Incorporated in 1993, operations began in 1995 and became a publicly traded
company on the TSX through an IPO in May 2007.
